QUESTIONS & ANSWERS

Understand the details.

How are investors paid and kept informed?

RedGoose handles borrower payment collection and monthly investor statements. Distributions are processed monthly from borrower payments actually received and cleared, according to the transaction documents and agreed allocations. If a borrower payment is late or missing, the investor update reflects that status; payment timing and returns are not guaranteed. Draw administration and follow-up responsibilities are established for each loan.

Can you consider a second-position mortgage?

Financing generally requires a first-position mortgage lien. Second-position financing may be considered after reviewing the existing first mortgage, available equity and overall transaction, subject to approval. Existing loan terms, total debt secured by the property, valuation and title must be reviewed. Availability and final terms are subject to capital-source approval and documentation.

What secures the investor’s loan?

The land, house or project property pledged as collateral secures the loan. The transaction documents identify the property and establish the security interest, lien priority and enforcement rights. Property backing does not guarantee repayment or preservation of capital.

How is the origination fee shared with investors?

For a 2–3% origination fee, the investor receives 1% of the total loan amount. For a 4–6% fee, the investor receives 2% of the total loan amount. RedGoose retains the remainder of the fee. This is separate from the investor’s applicable 80% or 85% share of collected interest; the exact fee allocation is documented for each loan.

Is there an origination fee?

Yes. Each loan carries a 2–6% origination fee, separate from the stated annual borrower interest rate. The final terms must specify the fee calculation basis, when it is paid and its effect on available loan proceeds.

What does RedGoose do?

RedGoose sources property opportunities, prepares project presentations for builders and investors, and connects financing inquiries with lending sources. The specific funding parties and responsibilities are established for each transaction.

What types of projects can be discussed?

Property acquisitions, developments, single-family homes, renovations and flips. Project fit and available capital must be reviewed individually.

How do the loan-to-value limits work?

Loan-to-value compares the loan balance with the agreed property value. At a 70% maximum, a property valued at $500,000 supports a loan of up to $350,000 on that basis. Land-only financing is limited to 50% of land value: land valued at $500,000 supports a maximum loan of $250,000, subject to review. Construction financing is limited to 50% of construction costs; an approved $600,000 construction budget supports up to $300,000 in construction funding, subject to review. The valuation method, existing liens, project costs and available cash still matter.

Is 10–12% the investor return?

No. It is the proposed annual borrower interest rate. For investments of $500,000 or less, collected interest is allocated 80% to the investor and 20% to RedGoose. For investments above $500,000, the allocation is 85% to the investor and 15% to RedGoose. Fees, expenses, payment performance and the transaction documents affect actual investor receipts.

What happens at the end of 24 months?

Loans are interest-only with an initial 24-month term. The outstanding principal is due as a balloon payment at maturity. Borrowers may reduce principal or repay the loan in full at any time without a prepayment penalty. In rare and extenuating circumstances, a loan review may take place 60 days before maturity to consider a potential extension of 12 to 24 additional months. Borrower payment history is part of that review. Any extension requires approval and a written agreement; a review does not guarantee an extension.

Can a borrower repay early?

Yes. Borrowers may pay down principal or repay the loan in full at any time without a prepayment penalty. Regular monthly payments are interest-only and do not reduce principal. The final documents establish payoff calculations, accrued interest and other amounts due.

Does property backing eliminate investment risk?

No. Values can fall, borrowers can default and enforcement can take time and money. Lien position, valuation, documentation, project execution and repayment capacity all require review.

How quickly can a loan close?

A closing timeline has not been promised. Timing depends on the capital source, property information, review requirements, title and completed documentation.

Getting started.

What loan amounts do you consider?

Loan amounts are reviewed case by case. Provide the amount required and the property details so the capital-source fit can be assessed.

Do you consider properties outside Florida?

Yes. Florida is our home market, and other-state inquiries are considered individually, subject to project location, requirements and available capital.

When will I hear back after submitting?

The team aims to contact you within 24–48 hours. The acknowledgment confirms receipt, not loan approval.

What is the referral fee?

Eligible referrals can earn 1% of the funded loan amount, subject to a written agreement, permitted eligibility and an actual closed and funded transaction. Read the referral page before introducing a deal.

Where do I send supporting documents?

Begin with the online inquiry or application. The team will provide instructions for any confidential supporting records needed during review.
