THE PROCESS
A clearer path
from project to review.
A useful capital discussion starts with the property and a realistic plan. These stages explain what to prepare and what needs to be established before a transaction can move forward.
01 · Define the request
Summarize the property address, purchase or ownership status, requested financing, proposed use of funds, current stage and target schedule.
02 · Build the project picture
Bring together the purchase contract or ownership information, existing debt, available equity, photographs, scope, contractor estimates and proposed budget. For development and construction, include available plans, surveys and approval information.
03 · Examine the repayment plan
Explain whether repayment is expected from a sale, refinance or another documented source. Test the schedule against permitting, construction, marketing and refinancing requirements. Include a contingency if the first plan takes longer.
04 · Review the proposed structure
Establish valuation, leverage, payment schedule, costs, proposed collateral and any conditions. A project presentation or preliminary discussion is not a funding commitment.
05 · Document the transaction
The participating parties must agree on final terms and complete the required review and closing documents before funds are committed. Servicing, payment allocation, reporting and maturity obligations should be clear.
