FOR INVESTORS
RedGoose Realty Investments presents property-backed lending opportunities involving acquisitions, developments, single-family homes and renovation projects. Private financing may serve property projects where conventional financing is unavailable or does not fit the transaction.
Review the property, proposed use of funds, borrower equity, scope and budget, repayment strategy, and supporting information before making a commitment. Project assumptions and estimates should be distinguished from verified facts.
The investor’s loan is secured by the land, house or project property pledged as collateral. The loan documents establish the specific property, security interest, lien priority and enforcement rights. The collateral supports the loan; its value and recoverability still require review.
The proposed annual borrower interest rate is 10–12%. For investments of $500,000 or less, collected interest is allocated 80% to the investor and 20% to RedGoose. For investments above $500,000, the allocation is 85% to the investor and 15% to RedGoose. The borrower rate is not the investor’s return. Actual receipts depend on the agreed documents, payment performance, fees and expenses.
Each loan carries a 2–6% origination fee. For an origination fee of 2–3%, the investor receives 1% of the total loan amount. For an origination fee of 4–6%, the investor receives 2% of the total loan amount. RedGoose retains the remainder of the fee. This allocation is separate from the applicable 80/20 or 85/15 interest split. The specific origination fee and investor allocation are established for each loan in the transaction documents.
The proposed maximum is 70% loan-to-value; land-only financing is limited to 50% of land value, and construction financing to 50% of construction costs. Borrowers must provide the remaining equity and applicable transaction costs. Financing generally requires a first-position mortgage lien. Second-position financing may be considered after reviewing the existing first mortgage, available equity and overall transaction, subject to approval. Total secured debt and title are reviewed for each opportunity. The valuation basis must be defined for each transaction. Loans are interest-only with an initial 24-month term. The outstanding principal is due as a balloon payment at maturity. Borrowers may reduce principal or repay the loan in full at any time without a prepayment penalty. In rare and extenuating circumstances, a loan review may take place 60 days before maturity to consider a potential extension of 12 to 24 additional months. Borrower payment history is part of that review. Any extension requires approval and a written agreement; a review does not guarantee an extension.
Property values can decline, projects can run over budget, borrowers can default and repayment can be delayed. Review valuation evidence, proposed security and lien position, borrower information, project costs, available reserves and the repayment plan. No return or preservation of capital is guaranteed.
ILLUSTRATIVE INTEREST ALLOCATION
If a $100,000 loan earns and collects 10% annual interest, the annual interest is $10,000. For this investment of $500,000 or less, an 80/20 allocation assigns $8,000 to the investor and $2,000 to RedGoose, before applicable expenses and taxes. At 12%, those amounts would be $9,600 and $2,400. This assumes a full year of timely payments and unchanged principal; it is not a forecast or guaranteed return.
All percentages below are based on the total loan amount. On a $100,000 loan:
| Origination fee | Total fee | Investor receives | RedGoose retains |
|---|---|---|---|
| 2% | $2,000 | $1,000 (1%) | $1,000 |
| 3% | $3,000 | $1,000 (1%) | $2,000 |
| 4% | $4,000 | $2,000 (2%) | $2,000 |
| 5% | $5,000 | $2,000 (2%) | $3,000 |
| 6% | $6,000 | $2,000 (2%) | $4,000 |
The investor allocation comes from the origination fee; it is not an additional fee charged to the borrower. Collection timing and other costs are established in the final documents.
On a $100,000 interest-only loan at 12% annual interest, monthly interest is $1,000. Of collected monthly interest, the investor receives $800 (80%) and RedGoose receives $200 (20%). This monthly allocation is separate from the origination fee. Principal repayments are not interest.
For a $650,000 investment at 12% annual borrower interest, monthly borrower interest is $6,500. The investor receives $5,525 (85%) and RedGoose receives $975 (15%) from collected interest. With no principal paydown, eight months of investor interest totals $44,200. A 4% origination fee provides a separate 2% investor allocation of $13,000, for $57,200 in total illustrative income before expenses and taxes. The $650,000 principal remains outstanding until repaid. This is an illustration, not a guaranteed result.

ONGOING COMMUNICATION & ADMINISTRATION
